Placing Your Home on the Market
When you entrust your New Braunfels property to Red Wagon, we will work hard to market your property and generate many quality tenant choices. As soon as you sign the Texas Association of Realtors (TAR-2201) Residential Leasing and Property Management Agreement, we will place a sign in the yard and a lockbox on your door.
We list each property on our website as well as reputable sites like Realtor.com, MySA.com, Homes.mil (the military relocation website), craigslist.com, Yahoo.com, hotpads.com, the Automated Housing Referral Network, and over 30 additional affiliate internet sites.
As a New Braunfels real estate broker, we can list your property in the Multiple Listing Service (MLS), which many other property management companies cannot do. Our licensed realtors will act as your leasing agent so that prospective tenants don’t need their own agent in order to view your property.
Maintenance
Red Wagon can handle both routine and urgent maintenance requests as your New Braunfels property management company. From changing locks to fixing leaks, we work hard to ensure your property is in great shape. That way your tenants stay happy and your reputation remains top-notch.

We don’t want small problems to become big problems due to neglect, so we make sure to perform routine inspections on both the interior and exterior. Scott’s Inspections handles all of our jobs and always does a top-notch job. You’ll get a detailed report with photography every six months, plus any time a tenant moves out of your New Braunfels property.
Tenant Screening
We want to make sure you get only the highest quality tenants possible, so we put applicants through a comprehensive screening process that includes rental history, credit history, credit score, employment verification, terrorist affiliations, and debt-to-income ratios.
We also conduct personal interviews of each applicant to ensure you get a tenant who will treat your New Braunfels home like a prized possession – paying on time and taking care of the home’s condition.
Management Fees and Owner Payments
Here at Red Wagon, we work hard to keep your fees and payments as transparent as possible. Property Evaluation
We will evaluate your property, looking at its size and amenities, and compare it to similar properties in the New Braunfels area. You retain final decision-making authority for your property, but we’ll advise you with market insights so you can make an informed decision.
Security Deposits
We hold all security deposits in a Trust account, as governed by the Texas Real Estate Commission. Security deposits for your New Braunfels properties do not belong to the management company, the landlord, or the tenant. The funds belong to the property itself in the event of damage. Lease Preparation
We follow the Texas Residential Lease as our governing document for every lease that we prepare. This comprehensive lease falls in line with the Texas Property Code. All leases are prepared and executed by Red Wagon Properties so that all terms across all leases remain congruent.
